Polyline and perform BOMA analysis of all floors and basements for 495,000 gsf, including gross floor area; total net usable floor area (usable less shafts), tenant spaces as defined by demising and perimeter walls, floor and common building areas. Field Verify and develop CAD drawings of the basement of the property. Building elements to be measured included existing interior layout (corridors, walls, windows, doors, and stairs). Since no drawings existed, ECS' field teams created hand sketches and field measurements to develop the CAD drawings with a +/- 1" drawing tolerance.

Field verified and created AutoCAD "as-built" drawings for the client's architect in support of a project to convert a 70,000 gsf office and warehouse (located near a major international airport) into a "self storage" facility. ECS' field work included location, measurement and documentation of walls, windows, mullions, columns, doors, loading docks, bathrooms, bathroom fixtures, exposed beam plan (with lowest point of interferance of structural members, roof plan (including drains and major appliances), exterior elevations and curb cuts of driveways and parking areas.

Project- Validation of Actual GSF vs. Lease for Arbitration Meetings

Field team utilized laser measurement devices to record individual measurements, typically accurate to within 1/8 inch. AutoCAD drawings were developed from the field notes and measurements taken by our field team. AutoCAD drawing development requires precise measurements to be utilized. As a result of our survey and drawing development, a complete set of measurements and drawings was provided to the client for their use in the arbitration meetings.
